Booking terms
And our cancellation policy. Last updated 13 October 2026.
Short version: you pay in full when you book, you can cancel for a full refund up to 30 days before you arrive, and if the weather turns against you we would rather move your dates than keep your money.
Who you are booking with
Mirror House Iceland is run by Speglahúsið ehf., kennitala 571025-0860, registered at Ólafsvöllum 26, 825 Stokkseyri, Iceland. Operating licence REK-2026-035830.
In these terms, “we” and “us” means that company, and “you” means the person making the booking. The property is a single mirrored-glass cabin at Hjallabrekka 1, 311 Borgarbyggð, West Iceland, for up to two guests.

What these terms cover
These apply to bookings made directly through this website.
If you booked through Airbnb, Airbnb’s own terms and cancellation policy govern your stay instead, and you should manage your booking there. Where the two differ, the one you actually booked on is the one that counts.
Booking and payment
- The rate is €675 per night, for the whole cabin, for up to two guests.
- Cleaning is included. There is no separate cleaning fee.
- The minimum stay is one night.
- Prices are in euros and include VAT.
- Payment is taken in full when you book, by card.
Your booking is confirmed only once payment has cleared and you have had a written confirmation from us. An enquiry, or a payment still in progress, is not a confirmed booking.
If you cancel
| When you cancel | What you get back |
|---|---|
| More than 30 days before arrival | Full refund |
| 14–30 days before arrival | 50% refund |
| Less than 14 days before arrival | No refund |
| No-show, or leaving early | No refund |
Cancellations must be in writing to booking@mirrorhouseiceland.is and take effect the day we receive them. Refunds go back the way you paid, normally within 14 days.
Changing your dates. More than 30 days before arrival we will move your booking once, free of charge, as long as the house is free — you pay any difference in rate. Inside 30 days, a change counts as a cancellation under the table above.
Weather and travel. We do not refund for weather, road closures, cancelled flights or illness. We are one house with one bedroom, and a night we hold for you is a night nobody else can book. But we would rather see you than keep your money: if the weather turns and you tell us before your arrival day, we will move your dates once at no charge, whenever the house is free. That is not an obligation — it is how we would like to behave.
Which is why we recommend travel insurance. We will give you an invoice for any claim.
Because this is accommodation booked for particular dates, the 14-day right of withdrawal that covers most distance contracts in the EEA does not apply. That is a standard exemption rather than anything unusual to us — but it does mean the table above is your cancellation protection, so please read it.
If we cancel
You get a full refund of everything you have paid.
If something makes the cabin genuinely unusable — burst pipes, loss of power or water, storm damage, road closure, volcanic activity, or anything else outside our reasonable control — we will tell you as soon as we know, refund you in full, and help you find somewhere else if we can. Our liability there is limited to refunding what you paid us: we cannot cover flights or car hire, which is again why insurance matters.
Arrival and departure
- Arrive from 15:00. Self check-in by lockbox — the code is emailed the day before you arrive.
- Leave by 11:00.
If you need to arrive late or leave later, ask. We will do it where we can, but it has to be agreed beforehand, since the cabin may need turning around for the next guest.
House rules
- Two guests maximum. The cabin sleeps two and cannot take extra people, children or overnight visitors.
- No smoking anywhere inside.
- No parties or events.
- No pets.
- No open fires of any kind — no barbecues, no candles, nothing with a flame. The house is timber and glass in open country, and this one matters.
- Please treat the hot tub sensibly: no glass, and not under the influence of alcohol.
- After using the hot tub, put the cover back on and fasten it — the wind here will take it otherwise. Please rest the cover against the house rather than on the grass, and keep soap and shampoo out of the water.
- The hot tub closes during official weather warnings. When the authorities issue one we will tell you, and the tub is out of use until it lifts. That is a safety rule, not a preference.
- The cabin sits in open farmland. Please respect the surrounding land and neighbouring property, and stay on the tracks when driving.
Damage
You are responsible for the cabin and its contents during your stay. If something is damaged beyond fair wear and tear, or lost, we may charge the reasonable cost of repair or replacement.
Please tell us about breakages rather than leaving them. Accidents happen and we are reasonable about them.
Getting there, and winter
Good road the whole way, then gravel for the last few metres up the hill, with parking right below the house. There is no public transport, so come by car — and in winter we recommend four-wheel drive.
Conditions change fast between November and April. Check road.is and vedur.is before setting out, and please do not attempt the last approach in a two-wheel-drive car in snow. If you cannot safely reach us because of the weather, get in touch — we will do what we reasonably can, but a weather-related no-show falls under the cancellation table above.
Liability
Nothing here limits our liability for death or personal injury caused by our negligence, or for anything else that cannot lawfully be excluded.
Beyond that, you use the cabin, the hot tub and the land around it at your own risk. The hot tub is unsupervised, and there is open countryside, uneven ground and, in winter, ice. Please use common sense, and look after anyone in your party who needs it.
Privacy
We collect your name, contact details and payment information only to take and manage your booking. We do not sell your data or pass it to anyone except where we must in order to process your payment. The full policy is on our privacy page.
Complaints
If something is wrong, tell us during your stay so we have a chance to put it right. Email booking@mirrorhouseiceland.is. We would far rather hear about a problem while you are here than read about it afterwards.
Law
These terms are governed by Icelandic law, and any dispute falls to the Icelandic courts.
